Making Room For Guests
If your Smith Lake House draws lots of visitors, you may need more than a standard guest bedroom.

Guest Bedroom Considerations

Putting together a guest bedroom requires some thought about making it a pleasant place to stay. One of the first things to take into account when furnishing a guest room is who will be visiting most frequently. Since our extended family uses our guest bedroom the most, we took care to buy a good firm mattress, as we knew that some of the family had back problems. It was worth spending a little extra to know that they are as comfortable as we can make them in our lake house.

We were fortunate to be able to build a guest room that gives our guests their own entrance to the house. Even though the guest room was not built during the original construction, we planned for it to be located in the unfinished basement for a future project. The house design incorporated a sliding glass door installed in the area we designated for the guest bedroom. This is a nicety that allows early risers to take an early morning walk down to the lake without worrying about disturbing the sleepier occupants of the house.

Before you have guests stay in the guest room, pack an overnight bag and sleep in it yourself. Then you will know for sure whether it is comfortable or not, and if you have provided everything someone might need. You’ll also get firsthand experience of the temperature and any noise issues your guests will be exposed to.

Special Touches

Little extras can help make your guests feel more comfortable. Putting scented soaps or a little potpourri in dresser drawers keeps the room from smelling musty if it does not get a lot of use. Dryer sheets in drawers or at the bottom of a trash also diffuse a pleasant fresh scent.

Providing hooks and hangers gives guests a place to hang things like towels and extra clothes. I also like to provide a chair. A chair can be used to hold a suitcase during unpacking and packing. It can also be helpful for putting on shoes, or a place to put things within reach. Also, since this is at the lake, make sure there is somewhere handy they can hang a wet bathing suit or two.

Keeping comfort in mind, you might wish to make sure some basics are readily available. A container of fresh cold water and a cup in the guest room will be welcome for anyone who has to take medications, or just wakes up and needs a sip of water. I use a jug or thermos with a lid, to ensure the water stays clean and bug-free. Also, a box of tissues comes in handy. Make a basket with little extras needed based on the time of year. Example dry skin lotion, pair of heavy socks, house shoes, a robe etc.  For Winter visitors leave a set of binoculars for viewing the lake in case it is to cold to venture outside. Make sure that there is an alarm clock and that it is set to the correct time, as well as putting a nightlight in the room. A nightlight is particularly nice for people who might wake up disoriented in an unfamiliar place, or need to get up during the night. A nightstand with a reading light gives guests a place to put things, as well as allowing them to read in bed if they like.

Try to enable your guests to get a good night’s rest. I make sure there are more than enough pillows available. Since not everyone likes the same type of pillow, having a variety made of different filling materials helps to make sure that at least one of them will be comfortable for your guests. Also, window treatments should be easily adjustable, and enable guests to shut out enough light to sleep. An extra blanket is another thoughtful extra to provide for your guests. Once you are asleep they can’t come and ask you for one, so have it handy in case they wake up chilled.

Room for One or Two More

Here are some great ideas for maximizing sleeping space for guests. A guest room can be outfitted with a regular bed as well as a convertible sofa bed. This is a nice accommodation for a family to share, especially if there are young children. If a sofa bed won’t work, the new air mattresses that inflate quickly and easily make a great extra sleeping space when you are stretched to accommodate more guests than usual. Daybeds are another alternative. They can be made up to function as a seating area during the day, and provide a comfortable bed at night.

We put bunk beds in the two bedrooms for our three boys. This ensures that there is always an extra bunk for a friend to stay with them. Since we love having guests at our lake house, we wanted to make sure that we have plenty of extra room.

For any lake lover on your list, weather stations with an outdoor sensor, which send a signal to an indoor display is a great gift. Sometimes the nearest weather forecast is many miles away from the lake. Everyone from fishermen to serious wakeboarders appreciates accurate information on what to expect from the weather. Being armed with good information on what to expect helps you to plan your day or weekend to take full advantage of changes in the weather. These tools can range in price from $29 to $900, depending on their complexity and your requirements. Makes a nice family-to-family gift, or a great gift for a Dad who doesn’t already have one. Many of these also come equipped with a self-setting clock, so power outages don’t require a manual reset. Portable devices are also now available if you want to be able to get weather updates on the go.

Another thoughtful high-tech gift for lake lovers is a satellite radio receiver. Since Lewis Smith Lake is far from a wide choice of radio stations, satellite radio is a great choice to give lake lovers access to every type of radio choice. The new portable options even allow you to move the receiver from house to boat to car as needed.

One of the most thoughtful gifts I ever received was from a friend who had visited our lakehouse. A few years ago she had a lovely sign made that says “Welcome to Our Home”, with our name on it. Personalized gifts always mean more. Just make sure the style is in keeping with the home of the person you are giving it to.

For the water sport enthusiast, nothing beats an equipment upgrade for a gift. These are high-priced gift items, but this is a great time to give a gift that can be anticipated before the season, and enjoyed the entire season. Check the water sports catalogs to replace any worn equipment, or equipment that was bought used to test the sport out. Perhaps new equipment is needed to keep up with skill level. Also keep an eye out for equipment that has been enhanced to improve the sport. I noticed several examples of this when looking through some of the latest catalogs. Advances are being made very quickly in the materials and designs of wakeboards in particular. Even the towropes are being improved.

As always, there are lots of new ideas in towable water toys to check out. Updated versions of tubes and bananas are available if that will make someone’s lake experience complete.

Don’t forget about making sure everyone has a good well-fitting life jacket (personal floatation device) for the coming season. If you haven’t gone to neoprene yet, try it for the comfort. These jackets are not as pricey now as they were when they were first introduced, and make a nice gift for someone whose jacket has not been updated in awhile.

Other small accessories, such as gloves and waterproof watches, need to be replaced periodically. Getting a water sports gift is great for gearing up for the season early. Speaking of early seasons, does everyone on your list have a wetsuit? Nothing helps extend someone’s season like a good wetsuit.

A gift my husband has loved since he recieved it is a small refrigerator to plug in at the dock. Great for when your friends pull up at your dock you dont have to run to the house for a beverage. You can find them at most local stores like Wal-Mart  ETC.

Smith Lake Homes- Winterizing Your Home

It is time to think of protecting your lake house from cold weather, snow, ice, and winter winds. You will want to make sure that your year-round lake retreat is ready for winter. Even though you will be there from time to time, you will need to ensure that some basic winterizing is done to protect it. If you get your lake home ready now, when you come back for your winter getaways, you’ll have a terrific weekend! Here are some tips to make sure everything is battened down for winter. Even if you plan to leave some heat on in the house, winterizing means you’ll be covered in case of power outages.

Protect Your Lake Home From Fire Hazards

  • Unplug electronics and appliances in case of a power surge or lightening strike.
  • Clean and dispose of ashes from fireplaces and woodstoves.
  • Remove all combustibles including paint, turpentine, household cleaners, etc.
  • Drain gas out of mower, trimmers and other lawn equipment as well as draining the fuel line. This will avoid varnishing in the carburetor, which would result in a repair next spring.
  • Remove all containers used for fuel storage.
  • Remove rags used for gas, oil, turpentine, etc.
  • Check smoke detectors batteries and test them. A neighbor may be able to hear them go off in your absence.

General Upkeep

  • Check for any openings that pests may use to find their way into the house. Stop up any places in the foundation or around the eaves, windows or doors where squirrels, chipmunks, mice, snakes or other small animals can enter. Put mousetraps or other mouse control devices in basement, in closets and kitchen.
  • Check the chimney to be sure it is covered to prevent animals and birds from entering.
  • Remove food, cosmetics, or medicine containers that contain liquid that could freeze from shelves.
  • Food in paper or plastic containers should be put in large metal containers to protect from mice or other rodents.
  • Remove or hide valuables, or any articles in the house that can be sold and converted to cash such as guns, radios, TV sets, and tools.
  • Lock all doors and windows.
  • Remove any tools a vandal may use to enter your buildings.
  • Ask a local permanent resident to check on your property periodically.
  • Have your furnace checked annually. If you have air conditioning, pour bleach into the condensate pump to keep the condensate line clear.
  • Do a thorough cleaning. Stains that sit for six months are much more difficult to remove.
  • Make a list of what needs fixing. Make a note of any part or model numbers so you can get parts over the winter.
  • Make a list of things you want to bring back in the spring or on your next visit.
  • Check with your insurance agent to be sure you have your lake house properly insured. Find out whether it is insured at replacement value or at actual cash value. If you have any new items make sure they are added to your policy.
  • Check into local home management service companies. They will “manage” your property by doing such things as removing your dock, cleaning the gutters, irrigation shut down, water softener salt, etc.
  • Invest in a security system. They can do everything from warning of a break-in to alerting you at your winter residence if there were a fire, etc.

General Outdoors Tasks

  • Check roof for loose or damaged shingles and make repairs accordingly so you don’t have leaks in the spring.
  • Seal or cover vulnerable windows to prevent breakage.
  • Remove boat, lift, jet skis and other recreational items. After a thorough cleaning, check them for any damage. Jot down any items you need to purchase for repairs. It is easier to wait for a replacement part during the winter months than during the summer when you want to be enjoying things.
  • If your boat is in the water, do not take it out of the water until you are ready to winterize it! Water remains in the lower unit of inboard/out drives and plumbing until flushed in the winterizing process. This water can freeze and do damage to your boat in a matter of hours if the temperature drops below 32 degrees. If your boat remains in the lake it is much slower to freeze.
  • Blow out sprinkler system if you have one.
  • Rake up or mow any thick areas of leaves covering grass to prevent mold from growing on your grass in the spring.

Heating Systems

 

  • Electric heating systems require no maintenance other than shutting off the power to the heating units.
  • For hot air heating systems turn off burner emergency switch
  • Drain humidifier, which is usually located on the furnace.
  • Forced hot water and steam systems: Drain all water in the system unless the liquid contains anti-freeze. It is wise to have this type of system drained by a plumber unless you are well informed on the procedures necessary.
  • Winterize your summer home as you do your winter home. To help conserve energy when the home is not occupied, install a low-heat thermostat. By doing this your home could be maintained at abut 40° F. without a freeze-up, rather than at 55 F. which is the lowest temperature at which most thermostats can be set.

Water Tasks to Prevent Broken Pipes and Leaks

  • Disconnect hoses from outside pipes to prevent freezing, swelling and breaking of pipes.
  • If you are turning the heat off, shut off water systems by turning off the pump or shutting the valve if on city water. Drain the pressure tank. Check for traps in these locations: kitchen sinks, bathroom sinks, bathtub and/or shower drains, toilets, washtubs, floor drains and maybe a sump pump.
  • Open all faucets.
  • Break a union close to the valve so water will drain out clear to the shut-off valve.
  • Drain the pump and run a second or two to be sure all water is out of lines from the pump.
  • Flush toilets and dip all water out of the flush tank.
  • Be sure to drain flexible spray hoses in showers and sinks.
  • Drain water softeners so water will drain back from soft water pipes and controls. Brine tanks will probably not freeze.
  • Drain water heaters. Determine whether you need a Freeze Alarm. This is an alarm to alert home and cabin owners before pipes freeze. It automatically calls up to three numbers to warm of a drop in temperature at a remote cabin or home.

Washer and dishwasher

  • Water left in hoses and internal components can cause damage when it freezes. Shut off water supply to clothes washer. Remove and drain inlet hoses. Clear water valve by setting the timer for fill cycle. Press the warm water button and run the machine a few seconds. Drain water from drain hose. Disconnect electrical supply.
  • For a dishwasher, remove inlet and outlet connection to the valve. Operate valve to remove any water. Remove drain hose from the pump and drain. Disconnect electrical supply.
  • It is also a good idea to clean the equipment and to protect the finish with a coat of appliance polish.

Sewage system

  • Force as much water as possible out of traps with a plunger.
  • Add antifreeze to each trap so you have at least a 50% solution of ethylene – glycol and water. Sometimes fuel oil can be substituted for antifreeze.

One last tip. Take some pictures of the lake and post them on the refrigerator at home or at work, that way, even though the lake home is closed, you can always take a quick peek at what you have to look forward to next spring.

Smith Lake Shoreline Aviation

As we have lived on Smith Lake we have seen a float plane fly over our home and have enjoyed it many times. As Tim’s family was planning a visit and knowing that his mom and stepdad have flown in many different kinds of planes and attend many air shows. We thought wouldn’t it be cool to see this beautiful lake from the air. Tim and I started to check around and found that Shoreline Aviation Services is just up the lake from us at Brushy Creek. We made arrangements for them to fly over the lake on there vist here. The owners and friends of Shoreline Aviation was so kind and understanding they went over and beyond to make sure that their experience was great. Tim’s mom said the pilot was so much fun and informative that she smiled the whole flight and when she landed her cheeks were hurting as she still was smiling. SELLING AN EMPTY HOUSE REQUIRES CREATIVITY

It’s hard for buyers to envision living in a house. But it is even harder when they’re looking at empty room after empty room…

   

 If you must leave your home before you sell it and you can’t leave a few furnishings you have to make your home memorable. Here are a few suggestions that are quick and simple:

Keep lawn manicured and watered, leave some colorful flowers by front door or ferns make sure they get watered.

There is someone you could hire to do this for you if needed.

An empty house is the worst to get huge dust balls, and will smell yuk, etc. Get someone to clean on a regular basis. 

Leave a colorful rug at foyer and at other doors to the outside this will also help keep house cleaner.

Leave fresh flowers in a great vase either in kitchen or master bath. Place nice linens (maybe monogramed) on the bathroom sinks and roll some bath towels tied with shear ribbon or your choice with some nice scented soap and place at master bath tub. 

The kitchen could use a little attention also. If you have a bar area leave a place setting for two “the works”. Leave on the counter 2 wine glasses with bottle of wine and maybe a cheese platter and server.

Stock refrigerator with bottled water. Place a printed sign in small photo frame on counter for your potential buyers.

 Place a small chair with end table a couple of books and rug or flower arrangement or etc. in living room.

Smith Lake homes month-in-review

By Shelby Hixen at Lewis Smith Lake- As a home seller at Smith Lake you are sitting there wondering how the market is doing and if your home is going to sell. I pulled up the sold Smith Lake homes for August in the Walker County MLS and there has been 5 homes closed this month. The price point’s are as follows $146,000.  $170,000.   $178,000.  $305,000.   $400,000.  

As a Realtor at Smith Lake I have noticed  the market has been increasing the past few weeks and several homes are under contract yet to be closed.
